Requirements

Income

  • Household gross monthly income must be at least 3X the monthly rent.
  • If the Application is currently enrolled in HUD Section 8 then the income requirement is at least 1.5X the monthly rent.
  • If possible, an applicant should attach their 3 most recent check stubs or a copy of the government subsidies award letter to the application. This will make the application review process quicker.

Background Check

  • Conviction of violent crimes against people or property.
  • Conviction of felony crimes involving manufacture, sale, or distribution of controlled substances.
  • Conviction of crimes involving solicitation or prostitution.

Evictions

  • Any Prior Eviction was within the past 12 months.
  •  Prior Eviction that have not been paid in full or if the Applicant is not currently involved in a repayment agreement with the former Landlord.
